WHAT HAVE BEEN ACCOMPLISHED:
JMEC has been structural engineer for a tenant improvements project that included bathroom renovation and improvements to an existing single story wood framed building used for educational purposes. The existing Type IV building is approximately 3,360 square feet supported on reinforced concrete drilled piers. The building modifications were limited to the northeast end of the existing building and requiring replacement of a load bearing wall to a beam column system, repartitioning floor layout, and an addition of 90 square foot covered patio with an entry to the building.
The project was designed per 2019 California Building Code (CBC 2019). The existing building was evaluated and recommended upgrade measures as required to meet CBC 2019 including wind and seismic code requirements. The evaluation for lateral loads has considered the current modifications and prior modifications since it was built in 1969 to ensure stability and adequacy of the entire structure.
